Who helps behind the scenes

You talk with Mal. A few others do specific jobs along the way, and you may only meet some of them.

• A title company or closing attorney in your state runs the title search, prepares the closing documents and sends you your money.
• Local contractors sometimes join a walkthrough so the offer reflects real repair costs. Most of their work starts after the purchase.
• A cleanout crew clears the house, usually after closing. If you need help moving out first, they can come in earlier.

When you live far from the house

Many of our sellers are out of state. You don't have to fly in to show us around or meet a contractor. Tell us how to get inside, or put us in touch with a neighbor or tenant who can, and we handle the visit. Mal will walk you through the closing paperwork and where it gets signed before anything is scheduled.

What sellers are usually dealing with

What to expect before you sign

We talk through the house as it is today and go over the terms. The agreement spells out the price, the closing date, any conditions and who pays what. Take your time with it and ask anything.

You make no repairs, and you pay no fees or closing costs. If you need help with a cleanout or a move, we can cover it, and whatever we agree to goes in writing.

A mortgage, lien or other debt on the house still gets paid off at closing. Your closing statement shows every payoff, so you can see exactly what you walk away with.

When we aren't the right buyer

Sometimes our number won't work for you, or the house isn't one we can buy. You still get a straight answer. If listing makes more sense, Mal will tell you that and can point you to an agent. If you're facing foreclosure and need legal advice, he can point you to an attorney.
