Your Sarasota home insurance wasn't renewed. Can you still sell the house?

Yes. You can sell a Sarasota County house after your insurer declines to renew the policy. A non-renewal does not stop a sale, and a cash buyer does not need a lender to approve the insurance. Keep the house covered until closing, and use the notice period to compare new coverage with selling.

What should the non-renewal notice tell you?

We see owners dropped from their insurance all the time, for a lot of different reasons. Start with the letter itself. For most personal residential policies, Florida law requires your insurer to give you at least 120 days' written notice of a non-renewal, and the notice has to state the reason. A cancellation for unpaid premium runs on a much shorter clock, so check which one you received.

The reason decides your next call. If it is the roof, the wiring or another condition of the house, a new insurer may ask about the same thing. If the company is pulling back from the area or leaving the market, the house may not be the issue at all. Write down the effective date and work back from it.

Can you find other coverage first?

Call an independent insurance agent before you decide anything. They can shop more than one company and tell you what the replacement would cost. If private coverage is not available, Citizens Property Insurance is Florida's state-backed insurer of last resort. It has its own eligibility rules tied to private offers, and your agent can tell you whether the house qualifies.

Get the quote in writing, then read the condition requirements. Some coverage depends on repairs, such as a roof replacement. That turns an insurance decision into a repair decision, and you want both numbers in front of you.

What if the coverage lapses while you have a mortgage?

Your mortgage almost certainly requires the house to stay insured. If your coverage ends, the lender can buy a policy and charge you for it. That force-placed coverage usually costs more and is written to protect the lender. Call your servicer as soon as you get the notice and ask how it handles a gap.

A house with no mortgage has no lender watching, but the risk lands on you. Sarasota County took hits from Hurricane Ian in 2022 and from Helene and Milton in 2024. One storm during a gap could cost far more than the premium you were trying to avoid. Keep coverage in place until the day you close.

How does a non-renewal affect a buyer?

A buyer with a mortgage generally needs insurance in place to close, so their insurance quote can become part of the deal. If the house is hard to insure, that buyer may ask for repairs, a lower price or more time. Some may walk away after the inspection.

A cash buyer does not have that lender requirement. The buyer still needs to know what you know, so share the notice and the reason it gives. Florida sellers have to disclose known problems that materially affect value and are not easy to see.

Should you keep the house or sell it?

Put the new annual premium next to any repairs the insurer requires. Add your property taxes and whatever you already spend on upkeep. Then ask whether the house still fits your budget for the next few years.

If it does and you want to stay, keep it. If the new premium changes what you can afford, get an as-is offer while you still have time left on the notice.
