Do you have to repair a historic San Antonio house before selling?
By Mal ·

You can seek an as-is buyer for a historic San Antonio house without completing a renovation first. Historic status affects the work an owner can do; it does not mean you must make every planned improvement before asking for an offer. Share the condition, designation and any notices so the buyer can price the actual property.
There is a difference between selling without starting an optional renovation and ignoring a maintenance problem the city has ordered you to address. Keep any open notice in the conversation. Write down who will handle the work and when it must happen.
Check the address instead of guessing from the house
An old house is not automatically subject to the same review as every other old house. San Antonio's Office of Historic Preservation uses historic zoning overlays and maintains an Explorer Map where you can search a property address. Check the designation and available property records before asking a contractor to price exterior changes.
This matters when a house in a neighborhood such as Dignowity Hill or Monte Vista needs several kinds of work. Give the contractor and any buyer the information for your parcel. A neighboring renovation does not tell you exactly what will be approved at your house.
What needs approval if you choose to renovate?

San Antonio requires a Certificate of Appropriateness for exterior modifications and repairs on properties with a historic zoning overlay. Its guidance includes work at the sides and rear, even where it is not readily visible from the street. A small project is not automatically exempt because the buyer calls it maintenance.
Some minor work can receive staff approval instead of a full Historic and Design Review Commission hearing. Interior-only work, with no changes to exterior windows or doors, does not need OHP approval, although other permits may still apply. Ask the assigned city case manager which review fits the proposed job before agreeing to a start date.
Ask for two estimates: the work and the sale
If you want to renovate before listing, a useful quote identifies the materials and scope the contractor expects to use. Ask how the necessary approvals fit into the schedule and which parts of the price could change. A quote based on replacing everything may need a second look if the proposed exterior work requires a different approach.
Ask an agent for two sale estimates: one for the house today and one after the planned improvements. The second price has to cover the work and the cost of keeping the house during it. A larger kitchen budget may not solve the porch or roof problem that first made you consider selling.
You can also ask for an as-is cash offer while gathering those estimates. That gives you a price for leaving the project with a buyer. It does not commit you to selling, and it does not require you to complete a cosmetic update before someone sees the house.
Pass along the records that explain the property

Put past approvals, contractor reports and city correspondence together. Let a prospective buyer know what was finished, what remains open and what you have only been planning. If an area is unsafe to enter, arrange the walkthrough around it rather than attempting a hurried repair for the visit.
Discuss any tenants and the belongings you would leave as well. The buyer's repair budget is only one part of the purchase. You also need an agreement about access, the closing date and when the house will be handed over. Get the arrangement in writing so you can plan your move.
Decide how much more of the project you want to own
Repairing and listing can still leave you with more money. If you have the budget and want to manage the work, price that option carefully. If you would rather leave the renovation, MalBuysHouses Nationwide can evaluate the San Antonio house as it stands.
Mal will discuss the condition and the information you have about the property, then give you a FREE cash offer. You pay no closing costs or realtor fees on our purchase. We can close within 30 days or set a later date to fit your move. Call or text (443) 806-8068.
